The recently renovated house is located in the small village of Molina, at the foot of a valley, near a stream surrounded by greenery. Molina is located in the heart of Umbria, between Nocera Umbra and Gualdo Tadino, in the valley of the ancient consular road Flaminia, which joined Rome to the Adriatic Sea. The house has access from a paved municipal road; on one side it overlooks the village square and on the other side a large garden with views of the hills and nature, it is on two floors and has been recently and completely renovated, both in structure and in finishes and installations; The result achieved is a harmonious integration into the surrounding environment. The exterior finishes are plaster and the fixtures are wooden. The house has 3 apartments, currently communicating through doors and would lend itself well to a possible tourist activity. The first apartment has the entrance from the small square, stairwell, first floor: hallway, living/dining room, kitchen with balcony, 3 bedrooms, 2 bathrooms, large terrace with garden view The second apartment has the entrance from the small square, wide entrance, ground floor: 2 living rooms with fireplace, kitchen, 1 storage room, 1 bedroom with French window to garden, 1 bathroom. The third apartment has the entrance from the rear gate, ground floor: living-dining room, kitchenette, 1 bathroom; second floor: 1 bedroom with balcony overlooking garden, 1 storage room/wardrobe, 1 bathroom. On the ground floor there is a room intended as a cellar with its own storage room and a garage. Entrance from the garden with an automatic gate. In Molina you will find a coffee bar and a grocery store. At 6 km Nocera Umbra with stores, bars and restaurants and at 5 minutes the entrance to the highway.

Nocera Umbra, a beautiful hilltop village founded by the Umbrians in the 6th century BC, developed during Roman times thanks to its position on the Flaminia consular road that linked Rome to the Adriatic; in 410 AD it was destroyed by the Visigoths and rebuilt on the present hill; in 510 AD the Lombards settled there; the town was fortified and formed the dense defensive network of forts, towers and castles of the Middle Ages. During the Renaissance, the city became known as the city of water, known since Roman times for its purity and its therapeutic and healing properties. In modern times, the tranquillity of the area, the quality of life, the beauty of nature and the countryside and the cultural and historical testimonies have made it a valued destination for cultured and refined tourists, who can also take advantage of its central position to get to know the numerous historical centres along the Via Flaminia and in the Umbrian territory (Assisi Spello Bevagna Perugia Foligno Spoleto Gubbio Gualdo Tadino, etc.).
