Hunting lodge from the 1500s

In the center of a beautiful hamlet in the municipality of Castiglione del Lago, stands a 16th-century noble palace originally used as a hunting lodge. The palace, measuring approximately 1,000 square meters, is spread over three levels plus a basement cellar originally used to house wine barrels, some of which are still there. Entering through the main door, there is a wide corridor surmounted by a barrel vault. The corridor leads to a large kitchen with a fireplace, a sitting room, a small study, a laundry room, rooms originally used as drying rooms and the cellar. A wide double staircase in pietra serena leads to the noble floor. Crossing the hallway we enter a large and bright frescoed living room. On either side of the living room are four bedrooms that also have frescoes. Of particular value, also on the noble floor, are the library and the private chapel. Going up a further floor we find the same distribution as on the floor below, i.e. a large living room, four bedrooms and a study. The second floor is particularly panoramic, enjoying a 360° view sweeping from the Valdichiana to Lake Trasimeno. Passing under a small group of centuries-old trees, one enters the park, which still shows the design of the Renaissance pergola, almost 100 m long, covered with vines. Part of this land is buildable and it is also possible and easy to install a swimming pool. At the rear of the palazzo and included in the sale is the former farmer’s house. It is a portion of an unfinished building and is on two levels with a total area of about 100 square meters. Adjacent to it is a garage and shed room, which cover an area of about 70 square meters. At the entrance to the property we find a last building that originally housed the village bakery. The entire property is in need of major renovation work estimated at least Euro 1,000,000.00.

Gioiella is one of the most beautiful hamlets in the municipality of Castiglione del Lago, perfectly preserved. The building is located in the centre of the hamlet and to get to the first bar, you only have to cross the street. There is also a small grocery shop in the hamlet. The center of Castiglione del Lago can be reached in a few minutes by car and here we find supermarkets, train station with connections to Rome and Florence, hospital and every other kind of service. From the building there is a panoramic view of the rolling hills that characterize the landscape between Lake Trasimeno and Lake Chiusi, and the view extends from Montepulciano to Cortona to the lake. Despite being in the center of a hamlet, it enjoys excellent privacy.
