Gioiella House, Castiglione del Lago, Perugia – Umbria

Late-1800s residence with seven bedrooms, garden and an annex to be restored in Gioiella, near Castiglione del Lago, Perugia. In the hills west of Lake Trasimeno, Gioiella is a small village on the border with Tuscany, where ancient Etruscan tombs and two late medieval churches can be visited. Famous among motorcycling enthusiasts for its international circuit, also the site of world championships several times, only 10 minutes from Castiglion del Lago and the shores of Lake Trasimeno, immersed in the Umbrian countryside and surrounded by hills with olive groves. Once a typical Umbrian farmhouse, 2 km from Gioiella, renovated into a multi-level rustic residence while maintaining the original features with brick facades and an arched front door. The main residence is developed on the first floor with a living room, a kitchen with dining, a bedroom and a bathroom, while the second floor houses four bedrooms, a bathroom and access to the well-windowed attic floor. On the ground floor is a tavern with kitchen, two bedrooms, a bathroom and a new veranda that allows year-round garden living. Heating is supplied by  a wood-burning stove and the possibility to connect to metal. In front of the house a outbuilding allows the recostruction with recovery of existing materials and the construction of a second residence of approx. 350 sq m/3767 sq ft of total surface. The partly-fenced garden features two separate driveways. A traditional local rural complex, not isolated and close to Lake Trasimeno, ideal as a private residence and for hosting tourists for their vacations.
